International Investors

You do not need to live in the United States to own U.S. rental property. Here is what the journey looks like.

Our team works with you in English, Portuguese and Spanish throughout the process.

The process

01

Property Selection

We shortlist markets and properties that match your budget, target cash flow and tolerance for renovation, and present the full investment picture before any commitment.

02

U.S. Business / Ownership Structure

Orientation on holding property through a U.S. entity, commonly an LLC, and on the tax identification and documentation typically requested from non-residents. We can coordinate introductions to licensed attorneys and accountants. We do not provide legal or tax advice and cannot promise formation, tax or legal outcomes.

03

Banking Options

Global House may assist international investors by coordinating introductions to U.S. banking options suitable for operating a U.S. real-estate investment and receiving rental income. Institutions set their own documentation requirements and approval decisions; we cannot promise that an account will be opened. Specific banking partners will be named only after their services and marketing permissions are verified.

04

Cash or Financing Consultation

You may proceed as a cash purchase or request a financing consultation. Terms, down payment, documentation and eligibility vary by lender and investor profile. Financing approval is never guaranteed.

05

Acquisition

Offer, inspection, title work and remote closing procedures, including power of attorney where appropriate and permitted.

06

Renovation

Scope, budget and timeline agreed before work starts, with photo documentation as the project progresses toward inspection-ready condition.

07

Section 8 / Tenant Placement

Where applicable, we prepare the property for housing-authority inspection and coordinate tenant marketing, screening and placement. Program participation, inspection and rent approval are decided by the local housing authority.

08

Property Management

Rent collection, maintenance coordination, vendor oversight and periodic owner reporting once the property is occupied.

Where necessary, Global House coordinates introductions to appropriate third-party professionals and financial institutions. Those parties make their own independent decisions.

Financing for International Investors

Financing may be available to qualified international investors. Down-payment requirements, rates, documentation and eligibility vary by lender and investor profile. Global House does not lend and does not guarantee approval.
